ATS Infrastructure Limited was founded in 1998 by Getamber Anand as a residential real estate developer focused on Delhi and the National Capital Region. The group today operates across Gurgaon, Noida, Greater Noida, Yamuna Expressway, Indirapuram, Derabassi, Mohali, and Dehradun. With a proven track record of 35-plus delivered projects, its investors include financial institutions such as HDFC Fund and ICICI Prudential AMC.
In 2011, HDFC Fund invested ₹200 crore in one of the company's projects in New Delhi, and in 2013 ATS announced an investment of ₹2,000 crore in a project in Mohali. These milestones reflect a developer that has consistently attracted institutional capital alongside retail buyers across its 25-plus years of operation.
Gurgaon, and specifically the Dwarka Expressway corridor, is where ATS Infrastructure has deployed its most concentrated portfolio outside its home base in Noida. The group has delivered or launched residential projects across several sectors along this corridor: ATS Grandstand in Sector 99A, ATS Kocoon in Sector 109, ATS Triumph in Sector 104, ATS Tourmaline in Sector 109, and ATS Marigold in Sector 89A represent a sequence of residential developments that have tracked the expressway's own evolution from an under-construction corridor into a functioning city address.
Following the operationalisation of the Gurugram stretch of the Dwarka Expressway, demand for residential projects such as ATS Triumph, ATS Tourmaline, and ATS Marigold skyrocketed. Sector 109 in particular — home to ATS Tourmaline — is a neighbourhood positioned to become one of the most prestigious residential enclaves in Delhi-NCR, with the project designed in Art Deco architecture.
ATS Sanctuary 105 is a residential project by ATS Homekraft — the lifestyle housing arm of ATS Group — strategically located in Sector 105, Gurgaon, right off the Dwarka Expressway. Spread across 13.07 acres, it offers premium 3 BHK and 4 BHK apartments. The project comprises 11 high-rise towers with around 730 above-luxury residential apartments.
Units range from 3 BHK with study (1,850–1,900 sq ft) to 4 BHK with servant room (2,700–2,900 sq ft), with two apartments per floor — a low-density configuration that is a deliberate design choice. The development is crafted to provide a green lifestyle with over 70% open space, landscaped gardens, and walking trails.
ATS Sanctuary 105 has a state-of-the-art clubhouse called Reverb and offers amenities including a tennis court, basketball court, skating rink, gymnasium, Butterfly and Miyawaki garden, Zen Garden, party lawn, pool deck, and floral garden. The clubhouse spans 50,000 sq ft across four levels and includes a gym, spa, games facilities, and a community hall.
ATS Sanctuary 105 is a RERA-registered housing society; the RERA registration number is GGM/862/594/2024/89 dated 28.08.2024. The project is a new launch and is expected to be delivered by December 2028.
Located near the Dwarka Expressway, the property is close to IGI Airport, Yashobhoomi, and the Delhi–Gurugram–Manesar triangle. NH-8 (Delhi–Jaipur Highway) is about 4 km from the site, Gurgaon Railway Station is approximately 2 km away, and IGI Airport is within an 18-km drive.
Nearby social infrastructure includes HSV Global and Euro International schools, hospitals such as Lotus and Medanta, and retail destinations including Neo Square and Ambience Mall. The upcoming Millennium City Centre to Cyber City metro line, including a spur to Dwarka Expressway, will further expand public transport options.
The Dwarka Expressway, formally the Northern Peripheral Road, is 29 km long; of its total length, 10.1 km lies within Delhi and the remaining 18.9 km falls in Gurgaon, passing through sectors 102, 103, 104, 105, 106, 109, and 113. In Q4 2024 and Q1 2025, housing prices in this corridor recorded a 58% year-on-year increase — the steepest appreciation across all property markets in India at the time.
Flat rates along the Dwarka Expressway corridor changed by 12% in the last one year, 75% over three years, and 152% over five years. For ATS Sanctuary 105 specifically, average property prices moved from ₹11,700 per sq ft to ₹12,000 per sq ft in Q3 2025, and from ₹12,000 to ₹12,900 per sq ft in Q4 2025, reflecting a 7.5% quarter-on-quarter rise in the latter period.
In 2025, Gurgaon accounted for 91% of NCR's ₹5 crore-plus home sales. On the rental side, yields are gradually strengthening as professionals move closer to the expressway, particularly those working near Cyber City, Udyog Vihar, and Aerocity. Both trends align with the buyer profile ATS Infrastructure has historically targeted across its Gurgaon portfolio — end-users employed in Gurgaon's business districts and investors seeking capital growth in a corridor with demonstrated infrastructure delivery.
ATS Homekraft represents the lifestyle housing segment of ATS Group, which has been a name in North India's real estate landscape since 1998. With more than 50 million sq ft delivered and an additional 40 million sq ft currently under development, ATS has built a reputation for quality construction and timely project delivery.
From the ATS Homes legacy, ATS Homekraft is dedicated to creating homes that go beyond the conventional. Sanctuary 105 sits within the group's broader Gurgaon thesis: choose sectors along the Dwarka Expressway ahead of infrastructure completion, build to a density lower than what the land parcel permits, and hold to a standard of finish that sustains resale value across cycles. The Reverb clubhouse, the Miyawaki garden, and the Art Deco–influenced façade at Sanctuary 105 are each consistent with design choices visible in earlier ATS projects on the same corridor.
