Where Architecture, Art, and Nature Share the Same Address
3.5 & 4.5 BHK · Starting ₹2.72 Cr onwards
ATS Sanctuary 105 is the first residential address that ATS Homekraft — the residential arm of ATS Infrastructure, founded in 1998 by Getamber Anand — has brought to Sector 105 on Dwarka Expressway. Spread across 13.07 acres with 734 homes distributed across 11 towers of up to 35 floors each, the project is conceived as a gated community where density is balanced by open air: garden concepts named Floral, Fragrance, Butterfly, and Miyawaki thread through the ground plane, and a multi-zone recreation club named Reverb anchors the social heart of the address. RERA registration number RC/REP/HARERA/GGM/862/594/2024/89 is recorded with Haryana RERA.
ATS Homekraft describes its founding philosophy as building homes that resonate with life rather than merely sheltering it. That instinct is visible at Sanctuary 105 in the project's art-inspired positioning: curated spaces, gallery corridors, and a vegan cafe sit alongside conventional clubhouse functions — a recognition that residents want texture in their everyday surroundings, not just square footage. The 3.5 BHK and 4.5 BHK configurations — ranging from 1,035 sq ft to 1,565 sq ft on carpet — are sized for families who value utility as much as finish.
The specification sheet reflects that intent. Homes arrive with split air conditioning in the living room, dining area, and all bedrooms; laminated wooden flooring in the bedrooms; branded fittings throughout the bathrooms; and a fully fitted modular kitchen with chimney and hob. Solar panels support uninterrupted power supply to common areas, and three lifts serve each tower to reduce wait times in a high-floor community. Every apartment in the tower block is planned with two units per floor, ensuring that most homes receive cross-ventilation and natural light on multiple facades.
ATS Infrastructure's presence on the Dwarka Expressway stretches back through completed and ongoing projects — ATS Triumph at Sector 104, ATS Tourmaline at Sector 109, ATS Marigold at Sector 89A — giving the group a long track record of execution on this specific corridor. The group has delivered approximately 40 million square feet of residential space across NCR since its founding, with institutional backing that has included HDFC Fund investment of Rs 200 crore in a Delhi project as far back as 2011 and full SWAMIH Fund repayment on its Marigold project in Gurugram in 2025. Sanctuary 105 inherits that operational discipline.
An address in Sector 105 is a bet on a corridor that has already moved from "planned" to "active" — with metro construction under way, expressway service roads being completed, and over 25,000 residential units expected along the belt by 2027. Homes here are available now at a new-launch window that has historically proved advantageous on this corridor; ATS Marigold, for instance, saw per-square-foot values rise from the Rs 6,000–6,500 range at launch to Rs 13,500–15,000 on completion and metro activation. The case for Sanctuary 105 rests on location, a credentialed builder, and a product that does not ask buyers to choose between nature and connectivity.

Khasra No. 181, Sector 105, Gurugram, Haryana 122001 · Sector 105 · Gurgaon
Sector 105 sits within the Dwarka Expressway corridor — a 29-km engineered spine connecting Mahipalpur in Delhi to Kherki Daula in Gurugram — that has in recent years shifted from a planned growth zone to an operational urban address. The sector benefits from direct access via 60-metre and 40-metre wide sector roads, placing residents within 500 metres of the expressway itself. IGI Airport is approximately 19 km away via Dwarka Expressway, a drive of around 20 minutes under normal conditions, and the Diplomatic Enclave at Yashobhoomi is similarly close.
The wider corridor is mid-transformation. The Gurugram Metro Rail Limited project — a 28.5-km line with an additional 1.85-km spur toward Dwarka Expressway — broke ground in September 2025, and Phase 1 civil contracts worth Rs 1,503 crore have been awarded. A GMDA-sanctioned 7.59-km stormwater drainage network for the adjoining sectors is under execution, while two grade separators at Ambedkar Chowk and Dadi Sati Chowk are targeted for completion by mid-2027. DLF Cyber City and Udyog Vihar, the twin anchors of Gurugram's commercial core, lie within 14 km of the sector, a reach that will tighten further once the metro spur is operational.

The Gurugram Metro Rail Limited project broke ground in September 2025. Its 1.85-km spur toward Dwarka Expressway will link Sector 101 and surrounding sectors directly to Millennium City Centre and the Delhi Metro Yellow Line, with Phase 1 construction targeted for completion in roughly 30 months.
The 29-km Dwarka Expressway (NH-248BB), now fully operational with an 8-lane main carriageway and 8-lane service roads, has reduced travel times to IGI Airport and the Delhi border to under 20 minutes, and is classified as the world's longest elevated urban road.
The Gurugram Metropolitan Development Authority has sanctioned a 7.59-km drainage network for sectors along the expressway, at an approved cost of approximately Rs 32.8 crore, with targeted completion by mid-2026 to permanently address waterlogging concerns in the belt.
Two grade separators are under construction at Ambedkar Chowk and Dadi Sati Chowk along the Dwarka Expressway, specifically intended to decongest the corridor and improve peak-hour travel flow, with a completion target of mid-2027.
Approximately 7.18 acres in Sector 103 have been allocated for a new bus terminal to improve public transit access for Dwarka Expressway sectors. In parallel, the expressway is receiving India's first AI-based traffic management system capable of detecting 14 categories of violations in real time.
ATS Sanctuary 105 is planned across 13.07 acres with 734 homes in 11 towers — an average of two apartments per floor per tower. That ratio preserves privacy, ensures cross-ventilation for most units, and keeps the ground-plane green rather than paved.
The project carries HARERA registration number RC/REP/HARERA/GGM/862/594/2024/89, meaning all project details — timelines, unit counts, specifications, escrow accounts — are publicly verifiable on haryanarera.gov.in. Buyers have statutory recourse from day one.
ATS Infrastructure has delivered multiple projects on this specific corridor — including ATS Triumph at Sector 104 and ATS Tourmaline at Sector 109 — giving the builder operational familiarity with Dwarka Expressway construction, approvals, and handover logistics. Sanctuary 105 is not the group's first Gurugram address.
The Gurugram Metro Rail Limited spur toward Dwarka Expressway broke ground in September 2025, with Phase 1 targeted for completion in approximately 30 months. At Sanctuary 105's December 2028 possession timeline, the metro project is expected to be substantially advanced — materially changing last-mile connectivity to Cyber City and Old Gurgaon.
Club Reverb — the project's multi-zone recreation facility spanning 50,000 sq ft — incorporates an art gallery, vegan cafe, golf simulator, sauna, and steam room alongside conventional sports courts and a pool. The brochure positioning around art-inspired spaces signals a community designed for active daily use, not just occasional access.
Floral, Fragrance, Butterfly, and Miyawaki garden zones are designed into the landscape master plan — the last inspired by the rapid-afforestation technique ATS has applied in other NCR projects like ATS Destinaire in Noida. The result is a ground-level environment that supports biodiversity rather than just ornamentation.
