ATS Infrastructure Limited was founded in 1998 by Getamber Anand as a residential developer focused on Delhi and the National Capital Region, and it remains headquartered in Noida, Uttar Pradesh. Institutional capital followed the company's early growth: HDFC Fund and ICICI Prudential AMC have both backed ATS projects, with HDFC Fund putting ₹200 crore into one of the company's New Delhi developments in 2011. Two years later, in 2013, ATS committed to a ₹2,000 crore project in Mohali, signalling the scale at which the group was already operating outside its home markets. Today the company describes an operating footprint across Gurgaon, Noida, Greater Noida, Yamuna Expressway, Indirapuram, Derabassi, Mohali and Dehradun.
Getamber Anand's own standing in the industry runs alongside the company's growth. He was elected President of the Confederation of Real Estate Developers' Associations of India (CREDAI) for the 2015-17 term and went on to complete a tenure as CREDAI Chairman in 2019, representing private developers nationally. That national-body role has kept ATS visible in policy conversations on construction standards and homebuyer protection even as the company continued building out its NCR pipeline.
Within Sector 104 itself, ATS Triumph is the developer's recognised address on the Dwarka Expressway corridor, and market trackers list it among the sector's stronger performers on resale value, with ATS Triumph posting a 9.1% year-on-year price gain, ahead of neighbouring societies such as Hero Homes and Puri Emerald Bay. The developer has extended the same corridor thesis to sibling addresses along the expressway, including ATS Tourmaline and ATS Marigold, launched as demand along the Gurugram stretch of Dwarka Expressway increased following the corridor's operationalisation.
Also carrying the Sector 104 address in ATS's wider Greens portfolio is ATS One Hamlet, a gated community built across roughly 14.5 acres. The development is organised into 12 towers with just over 1,000 units on offer, offering 3, 4 and 5 BHK apartments in configurations that have ranged in size from about 1,759 sq ft up to 3,115 sq ft. The project has reached ready-to-move status, and its shared facilities include a clubhouse, swimming pool, tennis court, children's play area and dedicated car parking, positioning it as a family-oriented, low-density counterpart to the group's newer, higher-density expressway launches.
Sector 104 sits directly on the Dwarka Expressway, also called the Northern Peripheral Road, in the northwestern part of Gurugram, carrying the 122006 pin code. The expressway itself is a 27.6 km, 16-lane national highway connecting Dwarka in Delhi to the Kherki Daula toll plaza in Gurgaon, and its Gurugram package runs as an elevated dual carriageway directly through Sectors 102 to 113, including Sector 104. That alignment gives the sector fast, direct access to both the Delhi border and IGI Airport, roughly 21 km away, along with onward links to Golf Course Road, Sohna Road and the KMP Expressway.
Social infrastructure has filled in around this connectivity. Schools such as DPS Sector 104 and Lord Krishna Convent School, and hospitals including Shree Krishna Hospital and Yashroop Hospital, now serve the sector directly, while Chandani Park, Amaltas Park and Bhagat Singh Park provide neighbourhood open space. Employment centres at Udyog Vihar and Cyber City are within commuting distance, and residents have flagged proximity to Gurgaon's business hubs as one of the sector's steadier draws even as some internal infrastructure, such as public transport and parking, continues to catch up with the pace of construction.
Average apartment rates in Sector 104 have been tracked at roughly ₹13,850 to ₹14,250 per sq ft, with one-year appreciation of around 14% for apartments in the locality, a pace that has outstripped several older, more built-out Gurgaon sectors. Roughly 60% of the sector's area is already developed, and the roster of active builders alongside ATS includes Godrej Properties, Central Park, Puri Constructions, Hero Realty and Indiabulls, underscoring the sector's shift from a peripheral address to an established mid-to-premium residential corridor. For a buyer evaluating ATS specifically, that combination of an expressway-anchored location, a multi-decade developer track record, and an existing, occupied ATS community in the same sector is what differentiates a purchase here from a purely speculative expressway bet.
