ATS Infrastructure Limited was founded in 1998 by Getamber Anand as a residential real estate developer focused on Delhi and the National Capital Region. Over the following two-and-a-half decades, the Noida-headquartered company grew into one of the NCR's most recognisable developers, with more than 50 million square feet delivered and 30 million square feet under development across Delhi-NCR, Punjab, and Mumbai markets. Institutional confidence in the group has been demonstrated over the years: in 2011, HDFC Fund invested ₹200 crore in one of the company's projects in New Delhi, and investors also include ICICI Prudential AMC.
The portfolio of ATS properties encompasses multiple residential projects in areas like Noida, Greater Noida, and Indirapuram. Landmark delivered projects include ATS Greens 1 and 2 and ATS Village in Sector 50, Noida, as well as ATS Pristine, a low-density development spread across 18 acres on the Noida Expressway in Sector 150. More recently, the group completed and delivered over 4,000 homes across Noida, Gurugram, and Chandigarh in the span of 30 months. The residential arm that drives plotted and mid-market activity is ATS Homekraft, the subsidiary responsible for Province D Olympia on the Yamuna Expressway.
ATS develops projects at prime locations including the Noida Expressway and Yamuna Expressway, carefully choosing locations based on future potential for growth and easy connectivity options for residents. Sector 22D fits that calculus precisely. Among the micro-markets closest to Jewar Airport, Sector 22D has witnessed some of the sharpest price spikes along the entire Yamuna Expressway corridor. Sectors such as 22D delivered multi-bagger returns, with property rates rising over 400% in five years.
The driver behind that trajectory is straightforward. Noida International Airport was inaugurated by PM Modi on March 28, 2026, and has received its aerodrome licence. The project is located in Sector 22D, along Yamuna Expressway, Greater Noida, just 15 minutes from Jewar Airport. Beyond the airport itself, the Yamuna Expressway Industrial Development Authority (YEIDA) is building a wider economic ecosystem: YEIDA's Fintech City and SEZs for Japanese and Korean firms are attracting global investors, and employment prospects are growing, with the airport expected to generate jobs in aviation, logistics, and allied services, while industrial and logistics parks managed by YEIDA are supporting warehousing, manufacturing, and IT services. For ATS, this combination of physical infrastructure and institutional investment in the zone presents exactly the kind of long-term residential demand the group has historically sought.
ATS Province D Olympia, launched by ATS Homekraft, is a premium residential plotted development in Sector 22D, Yamuna Expressway, Greater Noida, spanning 70 acres and offering 600 plots in sizes of 1,350, 1,890, and 2,430 square feet. The gated community is located on a 45-metre-wide sector road for seamless connectivity.
The scale of the township is a deliberate design choice, not simply a land-availability play. The project integrates an 8-acre recreational park, promoting green living alongside modern infrastructure like wide roads and underground utilities. The gated community ensures safety with a 3-tier security system, including CCTV and controlled access. Within the perimeter, amenities include a party hall, cafeteria, kids' play area, indoor games, library, card zones, yoga room, gym, spa, boxing ring, and open party area.
The RERA registration and pricing are publicly confirmed. The RERA registration number of this project is UPRERAPRJ556048/03/2025. Pricing starts at ₹1.92 crore for a 1,350 sq ft plot, ₹2.69 crore for 1,890 sq ft, and ₹3.46 crore for 2,430 sq ft. Possession is scheduled for March 2028.
The absorption of Province D Olympia's launch phase provides a concrete reference point for understanding buyer sentiment here. ATS Homekraft sold around 400 residential plots for more than ₹1,200 crore in its new project on the Yamuna Expressway. The company developed the 63-acre plotted project 'Province D Olympia' near the upcoming Noida International Airport. All plots in the first phase were sold out, with ATS Group MD Udaivir Anand confirming the result. The company received around 1,000 expressions of interest from potential buyers — meaning demand ran at more than two and a half times the available inventory. A second phase of the project, comprising another 200 plots, is planned for launch. The company also plans to expand the township further by developing serviced apartments and a high-street retail project.
For an ATS buyer evaluating this location on practical grounds, the road and transit picture matters as much as the airport proximity. The site is well connected to the Noida-Greater Noida Expressway and the Eastern Peripheral Expressway. Metro access is advancing: planned high-speed metro and Ghaziabad-Jewar RRTS by 2027 will enhance accessibility, directly driving demand in Sector 22D. Pari Chowk, the main commercial and transit node of Greater Noida, is in the vicinity.
Education and healthcare facilities have grown commensurately with the corridor's expansion. Nearby schools include Galgotias University, approximately 8.8 km away, and hospitals like Yatharth are around 15 km from the site. Educational institutions such as Gautam Buddha University, Sharda University, and Noida International University, along with schools such as Sparsh International and DPS, sit within a 2–10 km radius of most residential areas along the expressway. Retail amenities include Yamuna City Mall, Grand Venice Mall, Omaxe Connaught Place, and local markets, typically within a 1–5 km range.
ATS buyers in this location are entering a market that has already moved sharply and where forward forecasts remain positive. The Yamuna Expressway has witnessed an average property price appreciation of 95% in two years, with rates near Jewar Airport rising from ₹4,564 per sq ft in 2023 to ₹8,923 per sq ft in 2025, according to MagicBricks data. For plots specifically, the change has been more pronounced: prices of apartments along the corridor rose 158% between 2020 and 2025, while plots witnessed a five-fold jump of 536%, according to RealX Stats by InvestoXpert Advisors.
Looking at Sector 22D directly, the sector traded at approximately ₹8,100 per sq ft in 2025, a 2–3 times growth over five years, with forecasts pointing to ₹12,000–₹15,000 per sq ft by 2027. Land values in YEIDA sectors including 22D are expected to increase 30–50%, reaching ₹40,000–₹50,000 per sq metre. Market projections indicate that prices could climb by a further 50–60% over the next three to four years as large-scale projects continue to reshape the region.
Province D Olympia is not ATS's first large-scale commitment to the expressway or Greater Noida belt. The group's residential projects in Sectors 149, 150, and 152 along the Noida Expressway — including ATS Picturesque Reprieves Phase 2 at Sector 152 on the Noida-Greater Noida Expressway and ATS Nobility at Sector 149 in Noida — established the developer's familiarity with expressway-adjacent residential formats in this part of the NCR. The move to the Yamuna Expressway with a plotted township in Sector 22D represents a deliberate expansion of that geography, at a point in time when the airport-led infrastructure cycle is in its earliest operational phase.
The company has stated it will be launching more housing projects in Delhi-NCR in the next fiscal to monetise its land bank, which suggests that Province D Olympia's strong market reception may be followed by further ATS activity along this corridor.
